Professional Sealed Grout Lines Using Penetrating Grout Sealer

Unlike tile, grout is porous, and if not sealed professionally, will start to “ugly” with your first mopping as dirty mop water has nowhere to go except deep in the pores of your unsealed grout.

The vulnerability of Unsealed Grout

Grout is a cement-based product that’s mixed into a spreadable paste with plain water. The cement content makes grout porous, which means liquids seep in if they’re not cleaned up right away.

Liquids with color, such as fruit juice, tea, and coffee, leave their dye embedded in the grout once the liquid evaporates, resulting in deep-set stains. Grout sealers protect against stains by either coating or penetrating. Some homeowners use laundry bleach that can temporarily lighten some stains. However, due to the caustic nature of bleach, it can also remove the factory color of the grout, lending to even uglier grout over time.

Penetrating Grout Sealer

The protective sealer seeps into the grout and protects it from stains and grease infiltration. This type of impregnates the pores, offering deep-set protection that with proper maintenance, and depending on the amount of traffic in the home or business, will last 3-5 years.  Our penetrating sealer leaves no shine and doesn’t alter the color of grout and will triple the protection offered by most tile cleaning companies who use “surface grade” sealant.

Nonpenetrating Grout Sealer

Nonpenetrating grout sealers form a film or barrier on the surface, which helps repel water and stains and is usually offered by tile cleaning companies because it’s “cheap” and helps enhance the contractor’s bottom line.

A downside to nonpenetrating grout sealer is that it can turn a milky color over time and is easily worn off by simple foot traffic, mopping and spill removal.
